No Dues Certificate From Bank: What It Must Say, How to Get It, and What to Collect With It
The No-Dues Certificate is the closing artefact of a loan. It is also the one borrowers chase for months after the money has already gone. Getting it promptly is a process problem, not a legal one — and it is far easier if you set the deadline in writing before the final instalment leaves your account.

What a proper No-Dues Certificate states
A usable NOC is short but specific. It identifies the borrower and co-borrowers, quotes the loan account number and facility type, records the date on which the account was closed, and states unambiguously that the bank has no dues or claims outstanding against the borrower in respect of that account. Where security was held, it should also confirm that the bank's charge stands released.
Weak NOCs use hedged wording — 'no dues as per our records subject to realisation' — which leaves room for a later claim. Ask for the qualifier to be dropped once the funds have actually cleared, and make sure the certificate is on letterhead, dated, stamped and signed with the officer's name and designation legible.
Secured loans: the NOC is only step one
For a home loan, loan against property, or any facility backed by an immovable asset, closure is a title event as much as a banking one. The bank holds original documents and a registered or equitable mortgage sits over the property. Both must be unwound. Collect the originals against a written acknowledgement listing every document handed back, and verify the list against the deposit receipt taken when the loan was disbursed.
Then close the registry side. The lender must file satisfaction of charge with CERSAI, and where the mortgage was registered, execute a deed of reconveyance or release for registration. Buyers' advocates check CERSAI and the encumbrance certificate — an unreleased charge from a loan you repaid in 2019 will stop a sale in 2027.
Match the returned originals against the disbursement-time deposit list, item by item.
Registered mortgage needs a registered release; equitable mortgage needs a memorandum of release.
Verify satisfaction is reflected on the portal, not just promised.
Pull a fresh EC after 60 days to confirm the entry has been removed.
NOC after a settlement — the nuances that differ
Where the account closed through a compromise rather than full repayment, the NOC confirms performance of the settlement, not that the full contractual dues were paid. That distinction is normal and correct. What matters is that the certificate references the settlement sanction letter and states that the account stands closed in terms of that settlement with no further claim.
Two additional asks belong in the same request: confirmation that the credit information companies will be updated within a stated period, and, where guarantors were involved, a line confirming the guarantors also stand discharged. A settlement that closes the borrower's liability but leaves the guarantee alive is a half-closure.
When the bank delays or refuses — the escalation ladder
Delay is usually operational: the file has moved to a records centre, the officer who handled the account has been transferred, or the legal department has not released the discharge. Persistence in writing solves most of it. Send a dated request quoting the account number and closure date, ask for issue within 15 days, and keep the acknowledgement.
If nothing moves, escalate in sequence: branch head, then the bank's nodal or principal nodal officer with the earlier correspondence attached, then the bank's online grievance system, and finally a complaint under the Reserve Bank – Integrated Ombudsman Scheme once 30 days have passed without resolution. Where original property documents are lost by the bank, the remedy also includes assistance in obtaining certified copies and compensation for delay under RBI's directions.

The 10-minute verification you should run on the NOC you receive
Before you file it away for a decade, confirm the certificate will still work when you need it — typically at a property sale, a balance transfer, or a fresh loan application years later.
All borrowers, co-borrowers and guarantors spelled as in the loan agreement.
